IULIUS and Visma Software have signed a partnership for the leasing of 4,200 sqm in the UBC 3 building within Openville Timisoara

The IULIUS Company and Visma Software, a Norwegian developer of business management software solutions, have signed a lease agreement for office premises within the United Business Center 3 (UBC 3) office building in Openville Timişoara, the largest mixed-use development in the west of Romania.

Visma Software leased 4,200 sqm of the total 18,000 sqm leasable area of the third class A office building within the project that is currently pending development in the vicinity of Iulius Mall Timişoara. The leased premises will provide support for Visma Software’s local development strategy. The office in UBC 3 will span on three of the 14 floors of the building.

Visma Software has been present in Timişoara since 2006 and has 180 employees. The company is headquartered in Sibiu and has approximately 400 employees in Romania (in Sibiu and Timişoara).

By virtue of its location in the vicinity of Iulius Mall, UBC 3 comes to the assistance of companies who wish to provide their employees with the most modern work conditions, as well as with immediate access to useful facilities and services that are available within a stone’s throw: food court area, restaurants, fitness center, stores, multiplex cinema, kindergarten, medical practices, cleaners, dry cleaners, travel agencies, etc.

In addition to this, using the Partner Card program that was specially created for the employees within the Openville project, the employees can benefit from exclusive discounts going as high as 25% in over 100 locations in the shopping mall.

About UBC 3 and Openville Timişoara

The construction works for UBC 3 started this June, the estimated completion date being of approximately 12 months. This is the third of the seven office buildings designed for the mixed-use project in Timişoara. With a gross leasable area upwards of 130,000 sqm, the office component of the Openville project is set to become a regional business hub.

UBC 3 will span on approximately 18,000 sqm and 14 floors, with the semi-basement and ground floor spaces being reserved for retail use. The building will be LEED certified, its characteristics including vast areas without interior columns on each floor adding up to 2,000 sqm and fitted with full glass façade which allows for enhanced levels of natural lighting. UBC 3 will stand out owning to its location in the immediate vicinity of the park spanning on 55,000 sqm to be fitted within Openville. The building will benefit from two main access ways, one of which will be on the same level as the park to be fitted over the underground parking facility of the project. Therefore, the people working in UBC 3 will be able to enjoy a spectacular panoramic view of the green spaces and to benefit from immediate access to the cafés and restaurants fitted outdoors.

Concurrently, the construction works continue in Openville for the 13,000 sqm UBC 1 office building set for completion over the following period, as well as for the multilevel parking facility with over 900 parking spaces, which is set to become operational as of this autumn. The construction works are due to begin soon for two new office buildings, as well as for the 60,000 sqm expansion of Iulius Mall. This January, IULIUS opened its first office building, spanning on 18,000 sqm, which is fully leased by companies in the IT and automotive industry.

Openville is designed as an urban center, including all the necessary elements for an active lifestyle concentrated in the same place and enabling people to save time: seven office buildings (over 130,000 sqm), 450 stores (131,000 sqm), restaurants and themed cafés with a panoramic view overlooking the largest suspended park in Romania (55,000 sqm), outdoor skating rink, carousel for children, four event halls and over de 4,050 parking spaces (underground and multilevel parking facilities).
