BR Interview | One Mamaia Nord: where nature meets urban elegance

One Mamaia Nord, One United Properties’ flagship residential project at the Romanian seaside, has been developed to align with the company’s core principles, which include optimal locations, sustainability, high-quality materials, and maximum comfort. Beatrice Dumitrascu, the CEO of the Residential Division at One United Properties, spoke to BR about the ongoing development of the second phase of One Mamaia Nord—slated for delivery in 2025—and the growing demand for high-end residential projects with complex facilities. One United Properties is the leading green investor and developer of residential, mixed-use, and office real estate in Romania. What are your development plans for One Mamaia Nord and when do you expect to deliver the second phase?

One Mamaia Nord is our landmark boutique residential development in Constanta, located in the most desirable holiday and entertainment area of Mamaia resort, with direct access to a private beach. Following the success of the first phase of the complex delivered in 2021, we continued the One Mamaia Nord story with Phase 2, with a total built area of approximately 17,000 sqm. Both Phase 1 and Phase 2 offer sea-view apartments that align with the boutique concept of this exclusive development. We have already delivered and completely sold out Phase 1 and we are currently carrying out works for the completion of Phase 2, estimated for a Q2 2025 delivery.

What are homebuyers’ expectations from an exclusive residential complex of the likes of One Mamaia Nord?

Located between the sea and the lake in the most exclusive area of Mamaia resort, One Mamaia Nord reshapes life by the sea. We aim to offer unique living alternatives, maintaining all the attributes that characterise the projects in our portfolio: the best location in the area, high-quality materials, gentle and harmonious architecture, as well as services provided by a professional concierge and a high level of privacy.

All these elements meet the most demanding requirements for living spaces. Buyers generally seek a premium location, in this case right on the beach, surrounded by cafes, restaurants, and entertainment venues. At the same time, they want apartments that offer privacy and stunning sea views. Finally, there is a demand for modern, comfortable apartments that include the latest materials and technologies for elevated comfort.

How does One Mamaia Nord stand out on the seaside-based real estate market?

One Mamaia Nord is the first residential development in the resort to feature fully underground parking, providing an added layer of comfort for residents and lowering traffic congestion in the area.

With the expansion of the development into the second phase, One Mamaia Nord becomes an exclusive residential complex where nature meets urban elegance in a harmony of lines and shapes. What are the core sustainability elements embedded into One Mamaia Nord?

Both Phase 1 and Phase 2 are built based on similar criteria and share architectural unity, with dual orientation: the primary towards the sea, and the secondary towards access and the lake. Most of the facade is ventilated, but exceptionally, the facade facing the sea is a glass curtain wall designed to mitigate noise and radiation. The apartments offer either frontal or lateral sea views, with a free height of approximately three meters in the rooms, premium finishes, natural stone, and glass enclosures on the terraces, along with permanent security and video surveillance.

This development benefits from an elegant contemporary design, with high-quality finishes and all the advantages of green buildings, such as durable materials, energy efficiency, low-pollution installation systems, and excellent indoor environmental quality.

What is the gross development value of One Mamaia Nord?

The gross development value of this exclusive projects stands at an estimated EUR 38.87 million.

There is growing demand in this segment, confirmed by the successful Phase 1, which has been completely sold out. Whether they are looking for permanent residences or holiday dwellings, customers are really interested in modern and sustainable properties at the seaside. We’ve confirmed our interest in this area with the acquisition of five other land plots back in 2020, with the aim of extending the project.
