SPEEDWELL, a reference player on the real estate market in Romania, has been awarded the BREEAM Excellent Certification for the first building in THE IVY, the premium residential project located in the northern part of Bucharest. The building has achieved an overall score that qualifies for the Excellent rating. The certification is an expression of the company’s continuous efforts and commitment to leading sustainable developments across all real estate segments.

THE IVY is SPEEDWELL’s premium residential project located on Jandarmeriei Street, next to the Băneasa Forest. Spanning over five hectares, THE IVY comprises ten buildings with a height of P+6, with a diverse selection of 800 units, including studios, two, three, and four-room apartments, as well as penthouses.

BREEAM, the world’s leading science-based validation and certification entity for sustainable built environments, has awarded Building 1 of THE IVY with the Final Certificate attesting the Excellent standard of the built environment, with an overall score of 76.0%. THE IVY Building 1 has received the highest scores for criteria such as its measures against pollution (91%), the quality of the materials used (83%), energy (78%), water efficiency (75%), and promoting health and well-being (74%), while taking care of building’s development management (71%) and of land use and ecology (70%).

“We are thrilled to receive the BREEAM certification, as it highlights our consistent effort and dedication to residentshealth, safety, and well-being. We are glad that our strategy has been validated from a sustainability point of view as well, which shows the attention towards our residents, partners and stakeholders. The care for the environment and for the community, as outlined in our Sustainability Strategy, can be observed in our development approach and our transparent communication. We will continue the good work in the following development phases and we are convinced that the excellent results continue to follow,” said Didier Balcaen, CEO and Co-Founder of SPEEDWELL.

Furthermore, in conjunction with MIRO, the company’s office project located less than 1km, THE IVY creates a mixed-use complex that promotes seamless movement between living and working environments, being conveniently situated in the vicinity of important points of interest, such as Henri Coanda International Airport, The US Embassy, and significant shopping outlets.

“We are delighted to receive the BREEAM Excellent certification for Building 1 of THE IVY. This recognition reaffirms our dedication to creating homes that embrace both comfort and sustainability, providing a harmonious living environment for our residents. Moreover, the achievement is in line with measures we have taken in the preliminary stages of the project, our current ESG strategy, and we do strive to become better and better on the sustainability path. Building within the city or next to a beautiful forest takes the same type of dedication towards following the industry’s best practice and a healthy vision for the future,” said Jan Demeyere, Architect and Co-Founder of SPEEDWELL.

THE IVY concept achieved an Excellent rating from BREEAM and a GreenHomes certification, acknowledging its emphasis on residents’ health and well-being. Additionally,MIRO attained the prestigious WELL Platinum certification, which stands as the highest distinction for a building and represents the first instance of its kind in Romania. The company’s mixed-use project in Cluj-Napoca, RECORD PARK, also received the BREEAM Excellent accreditation. Currently, the company is planning to obtain BREEAM Communities for CITYZEN and, BREEAM Excellent for PALTIM Offices and BREEAM Outstanding for GLENWOOD ESTATE.

At the moment, SPEEDWELL is advancing the development of THE IVY’s third building, offering 128 units, ranging from 54 sqm to 121.6 sqm, and 173 parking spaces.

The company has just announced its 2022 Sustainability Report, where it outlined its sustainability pillars, in line with the BREEAM certification criteria, such as customer wellness, local communities, GHG emissions, material/resource efficiency & land use, occupational H&S, climate change adaptation, biodiversity, anticorruption practices, and connectivity.

SPEEDWELL set ambitious goals on its future sustainability track as it has already implemented measures to limit greenhouse gas emissions and plans to achieve nearly zero emissions by 2025 and a net-zero carbon objective by 2050. Moreover, the real estate player plans on developing two more net-zero carbon initiatives, located in the Bucharest’s metropolitan area: THE GLENWOOD ESTATE in Corbeanca and THE MEADOWS on the shores of Lake Grivita, in Bucharest.

As a third-party certification, the BREEAM certification score offers a globally acknowledged assurance badge, indicating that a project’s assessment aligns with the scheme’s criteria. GreenBuild facilitated the process of acquiring the BREEAM certification for Building 1 of THE IVY.
