The developer Alezzi estimates a turnover of over 50 million euros for 2024, up by 150% compared to last year.

Alezzi, one of the most important local real estate developers in Romania, estimates a turnover of over 50 million euros in 2024, an increase of about 150% compared to 2023, when it recorded a turnover of over 20 million euros. At the same time, the company expects to end the current year with a profit of 12 million euros, higher than last year when it reached 5 million euros.

 

The total value of Alezzi’s investment in its real estate projects has exceeded 100 million euros from its inception to the present.

“The demand for residential projects in Alezzi’s portfolio has remained stable, and we are already seeing a slight upward trend. We continue to contribute to the development of the real estate market in Constanța with new top projects that especially attract investors and individuals looking for holiday homes. The results obtained confirm that our business strategy is focused on a sector with growth potential and aimed at a niche of customers who maintain their appetite for real estate, despite the economic context,” said Dan Perifan, CEO of Alezzi.

Currently, the company is focusing on the development of two major real estate projects in Constanța County. The Alezzi Odyssey residential complex, built on an area of 60,000 square meters, which includes about 580 apartments, 2 restaurants, 3 commercial spaces, and approximately 500 parking spaces and which is expected to be completed in the middle of this year. So far, over 50% of the Alezzi Odyssey project is already pre-contracted.

At the same time, the company is developing Alezzi Towers, a residential complex that will include 284 apartments and approximately 27,000 square meters built, and according to the company, the project will be completed in 2025.

After completing these two projects, Alezzi plans to develop a new residential complex in the north area of Constanța city, on Tomis Boulevard, where it owns land. The works for this are scheduled to begin in the second half of 2025.

Also, Alezzi has purchased land from the Portuguese investment fund Martifer, where it will also develop a new real estate project. The company will not maintain Martifer’s initially announced plans, which envisaged the construction of 7 tall towers with apartments, aparthotel, hotel, commercial spaces, and over 2900 parking spaces. Alezzi will build a new project from scratch, which will integrate sustainable practices and innovative ecological solutions, aiming for energy efficiency objectives and reducing environmental impact.

By adhering to the principles regarding nearly zero energy consumption buildings (NZEB), the project will strengthen Alezzi’s commitment to sustainable construction practices and will contribute to creating an ecologically responsible community.

The land has a valid zoning urban plan, allowing the development of a large project that can include both a residential complex, hotel, commercial spaces, horeca, and offices. However, Alezzi will not start the works in the medium term, and plans for the new project will be announced publicly by company officials later.

“The real estate market in Constanța attracts clients from all over the country, and in the last year, we have also seen companies deciding to invest in Alezzi projects. Last year, about 10% of our clients were investment funds, who know that real estate projects are a safe investment during crisis periods. We are determined to continue launching new projects on the local market and are always looking for new development opportunities,” added Dan Perifan.

To date, Alezzi has delivered three major projects: Alezzi Beach Resort, completed in 2016, with 1093 apartments, in Mamaia Nord, NorD10 by Alezzi, delivered in 2019, which has a total of 190 residential units, and last year, in 2023, it completed the Alezzi Infinity Resort&SPA complex, with over 400 apartments, also in Mamaia Nord. Alezzi Beach Resort and NorD 10 by Alezzi are sold out, and the apartments in the Alezzi Infinity Resort&SPA complex are contracted at a rate of 90%.
