Storia.ro: Evolution of average apartment prices for sale in July

In July of the current year, the price per square meter for newly built apartments increased by 4% compared to the same month of the previous year, while the price of old apartments increased by 5% on average, according to the latest data from Storia.ro, the real estate platform launched by OLX.

 

In July, Romanians viewed 5% more pages with real estate ads for apartments for sale compared to the same month last year and made 3% more contacts (contacts being interactions between those seeking and those posting ads on the platform). Additionally, compared to June of the current year, those looking for a home made have 9% more contacts. The analysis took into account the largest cities on the platform.

Price Evolution in Bucharest

In the capital, the requested price for the sale of a new apartment in July of the current year was 1,522 euros per square meter, 2% higher than the previous month. At the same time, the average asking price per square meter for an old apartment was 1,639 euros. Compared to the same period last year, the price increased by 3%, and compared to the previous month by 2%.

Price Evolution in the Largest Cities in the Country

CLUJ-NAPOCA: In July of the current year, the asking price for a new apartment was 2,488 euros per square meter, at the same level as the previous month. Compared to the same period last year, the price increased by 5%. However, compared to new apartments, old ones had a 4% lower price. In the case of old apartments, the asking price was 2,393 euros per square meter, 6% higher than the same period last year.

IAȘI: The average asking price for new apartments was 1,415 euros per square meter in July of the current year, remaining at a similar level to the previous month. However, compared to the same period last year, the average price per square meter increased by 4%. At the same time, the asking price for old apartments reached 1,423 euros per square meter, 9% higher than in the same period last year.

TIMIȘOARA: The asking price per square meter for new apartments for sale was 1,497 euros in July of the current year, 2% higher than the same month last year. Old apartments had an average asking price of 1,429 euros per square meter, similar to June but 3% higher than the same month last year.

BRAȘOV: The average asking price for new apartments in Brașov increased by 9% in July of the current year compared to the same month last year, reaching 1,949 euros per square meter. In July, old apartments had an average asking price of 1,576 euros per square meter, 4% higher than the previous year.

SIBIU: In Sibiu, the average price of new apartments increased by 2% in July of the current year compared to the same month last year and by 3% compared to the previous month, reaching 1,299 euros per square meter. At the same time, old apartments in Sibiu had a higher asking price by 4% compared to July 2022 and were listed on the platform with an average price of 1,464 euros per square meter.

CONSTANȚA: In July of the current year, new apartments had an asking price of 1,726 euros per square meter, similar to the previous month and 7% higher than the same month last year. In contrast, the average asking price for old apartments was 1,561 euros per square meter, 6% higher than in July 2022.

ORADEA: The average asking price per square meter for new apartments in Oradea in July of the current year was 1,562 euros, while old apartments had an average asking price of 1,329 euros per square meter, 7% higher than in July 2022.

CRAIOVA: In July of the current year, the average asking price for new apartments was 1,489 euros per square meter, while the asking price for old ones was 1,455 euros per square meter, 5% higher than in July 2022.
