Valea Cireșilor, a unique urban concept, brings 118 houses to Corbeanca, in the only pedestrian residential project in Romania

Valea Cireșilor, a residential project with an innovative concept announces the debut of sales, offering a unique urban planning perspective – the first pedestrian neighborhood built around a 12,000 square meter private park. The 118 homes, to be built on 100,000 square meters of land in Corbeanca, stand out from the current models on the market with their distinctive individual architecture and plots of land starting at 500 square meters. The project is being developed by an experienced team that includes Bogdan Georgescu, well-known entrepreneur and founder of other successful entrepreneurial projects such as Teach for Romania, Bookster, Solo and Zitamine and former managing partner at the real estate consultancy firm Colliers International.

 

The investment in the 118 houses amounts to €20 million. The entire project will be developed in two phases. The first phase consists of 33 houses and a 12,000 square meter private park and will start this summer. Valea Cireșilor is a unique urban concept in the country that develops an airy neighborhood with many green spaces, generous plots of land (between 500 and 700 sqm), a park, children’s playgrounds, sports field, and other facilities.

“Valea Cireșilor comes to Romania with a first-of-its-kind urban plan. The pedestrian projects are a new concept because they put the idea of nature at the heart of their concerns and put the quality of housing first. Both in Bucharest and in the surrounding areas we are dependent on the model where the capital is a city of cars. Cars take up pavements, block access, and residents sacrifice safety and comfort to make room for cars. Valea Cireșilor rewrites these rules. Cars have limited access to alleys for logistical reasons. The parking infrastructure is radial, encircling the residential area and thus the core becomes exclusively pedestrian, dominated by green spaces. This model represents the unique proposal that Valea Cireșilor brings to the local residential market, being designed for a life where the well-being of the residents is the priority”, says Cristi Năftănăilă, Development Director of the Valea Cireșilor residential project.

Valea Cireșilor represents a concept of an airy neighborhood of individual houses where green areas are given priority. A network of pedestrian walkways connects each house to the central park. The project is being developed in Corbeanca, within walking distance of the Tamași, Buciumeanca and Valea Mocanului forests.
The neighborhood benefits from increased connectivity, thanks to the access roads from DN1, or via Mogoșoaia, and from 2024 it will also benefit from its proximity to A0.

“We have set out to build a residential neighborhood like we see in the West or the United States, but at a normal price. Without having to have an unlimited bank account to be able to move into a beautiful, well-designed and built house, have a spacious yard and be part of a nice community, with all the amenities at your fingertips”, mentions Bogdan Georgescu, the founder of the project.

Work on the first phase which will include the private park as well as the entire universe of amenities is scheduled to begin on July 1 this year.

The residential project is being developed by businessman Bogdan Georgescu, a former managing partner at the real estate consultancy Colliers International and founder of the entrepreneurial projects Teach for Romania, Bookster, Solo and Zitamine. The urban concept as well as the architecture of the houses was designed by Head Made Architecture.
