Alsin launches First Estates Pipera, the first residential project in Romania with free heating

Romanian developer Alsin Management will invest EUR 40 million in the developing of First Estates Pipera, the first residential project in Romania which will offer free heating to all its residents.

 

The project will reunite 464 apartments in four buildings, and over 500 parking lots. The first phase is already under construction, including 232 double studios and apartments with two, three, and four rooms, which will be delivered in April 2024.

First Estates Pipera is the first project in Romania that will offer free heating to all its residents, being one of the most technologically advanced project in the country: over EUR 3 million will be invested in the developing and operating of an innovator system of geothermal heat pumps and photovoltaic panels, through which all the residents from the four buildings will benefit from free heating.

The energy efficiency and the results of the two technological systems, that of the heat pumps and that of the photovoltaic panels, were certified following a specialized audit carried out by BuildGreen, the leading consultant in the field of sustainable design, development, and certification in Romania, with over 350 certified real estate projects in the portfolio after LEED, BREEAM, WELL and EDGE schemes, with an overall surface of over eight million square meters and the overall investment value of over EUR 10 billion.

Thus, the two innovative systems used by First Estates Pipera will annually produce an energy surplus of 50% higher than the individual heating consumption of all the apartments in the project.

”We worked alongside the developer’s teams to identify the best technical solutions, which will bring a real added value to the market in these difficult times taking into consideration the energy costs, which are increasingly higher. The technologies chosen are an innovation on the local residential market and thus the project will use 100% renewable energy and the residents will probably have the lowest maintenance costs on the local market”, stated Andrei Sarbu, CEO SVN Romania, the real estate consultant, and exclusive agent of the project.

The photovoltaic panels, which will be placed on the roofs of the buildings, will produce the energy necessary for the full operation of the heating pumps and, depending on their use, will also provide a surplus of electricity which will be used by the resident’s association according to their decisions.

Thus, at the basis of the project is a solid commitment from the developer to future owners, and their fulfilment will confirm its quality on the medium and long term”, stated Razvan Nica, managing director BuildGreen.

First Estates Pipera will also include top finished, such as Porta Doors and Golden Doors, Veka joinery – 7 rooms – triple layer flooring, La Pamesa floor and wall tiles and Daled and Kludi sanitary objects and bathroom accessories. Launch prices, valid throughout January, start from EUR 97.000 + 5% VAT.

The project is located in the immediate vicinity of some of the most representative office buildings from Pipera area, Global City and Swan Office Park, as well as in the proximity of top schools, both state and private, such as Cambridge School, Mark Twain secondary school, International Maarif Schools of Bucharest, Hermannoberth German school and primary schools number 3 and 10.
