About half a billion Euros Investments in new modern real estate projects planned for the next five years in Brasov

The total value of real estate investments planned for the next five years in Brașov is estimated at 500 million Euros, based on information gathered by Romania Property Club (RPC) from the main developers and investors active on the Brașov market. The data were presented during the Brasov Roundtable event, organized today by Romania Property Club at AFI Park Brașov.

 

With the inauguration of the new international airport, investors are expecting new business opportunities for all real estate sectors, with an increased dynamism for hotels, residential and logistics.

The hotel sector is one of the least developed. According to the data collected by the tourism consulting company Est Hospitality for Romania Property Club, the city of Brașov has 52 three, four and five star hotels, only one being affiliated to an international brand – Radisson Blu Aurum. Four new hotels are currently under development with completion dates between 2025 – 2026, totaling 567 rooms. These will be affiliated to brands such as Double Tree by Hilton, Hilton Garden Inn, Ibis Styles and AC by Marriott.

The modern local office stock in Brașov is 155,000 sqm, representing an infrastructure for manufacturing, retail, BPO, SSC or IT services companies. The development of Transilvania University with an annual number of 20,000 students is the key to the growth of the local office market. One of the most representative projects in the city is AFI Park, the only class A building in the immediate vicinity of the old city.

The residential sector has been the most dynamic in recent years and remains so, considering that Brașov is attracting residents from several areas of the country: Transylvania (Oradea, Arad, Târgu-Mureș), Southern Moldova, as well as Bucharest. The central and semi-central areas host small and medium-sized projects, while the adjacent Bartolomeu, Tractorul and Noua areas attract large-scale projects targeting the mass-market segment. According to imobiliare.ro, the medium prices for new built units vary between 1,708 – 2,500 Euro/ net sqm + VAT.

According to the data collected by the PRC from local developers, over 3,000 apartments are under construction, with a delivery date between 2023 – 2025. Another 3,000 apartments are being authorized within two major projects on the former Roman and Lemexim platforms.

Brașov is on the map of emerging logistics and industrial development hubs, thanks to its strategic location, which connects the north, south, west and east of the country. The main industrial and logistics developers and investors from Romania are present in Brașov, securing significant land to support a future influx of business in the region. The developers are working on projects with an area of 48,000 sqm in various areas of the county.

As for the Brașov retail sector, this it is dominated by the two major developments: AFI Mall and Coresi Shopping Resort. The sharp development of the residential sector, however, has created new opportunities for proximity retail. According to RPC data, there are two retail parks totaling 30,000 sqm under development in the city.

From new hotels, restaurants and new retail and leisure concepts to large industrial parks and manufacturing facilities, Brasov is ready for a new era of growth.
