Hercesa Stellaris Residencias: new real estate project

Hercesa Romania, the renowned real estate developer, has officially commenced construction on the highly anticipated Stellaris Residencias project in Bucharest’s Ghencea area. This significant development was unveiled at an event held on June 7, 2023, and marks the beginning of an extraordinary real estate project.

Stellaris Residencias is strategically located next to the newly constructed Steaua multi-purpose stadium, creating a vibrant and dynamic living environment. The project encompasses over 4,500 apartments, and the initial phase, which started construction recently, will consist of nearly 500 flats, representing a total investment of 59 million euros, unveiled Romeo Ghica, Operations Manager of Hercesa Romania, and Alejandro Solano, CEO of Hercesa International.

The initial phase of Stellaris Residencias will feature 482 apartments ranging from 2 to 4 bedrooms. The first units are expected to be delivered in the final quarter of 2024. The construction for all four segments of the initial phase is projected to be completed by the last quarter of 2024.

During the project presentation, Elena Saricu and Paco Montes, the architects behind Stellaris Residencias, unveiled the intricate details of this exceptional development. The project seamlessly combines urban quality living with significant investments in infrastructure and community services. Encompassing over 11,000 square meters, Stellaris Residencias dedicates more than 30% of its space to green and recreational areas, including a children’s playground, an outdoor basketball court, and integrated underground parking facilities.

The Hercesa Group, responsible for developing the Stellaris project, is committed to investing in the construction of over 2.7 kilometers of roads. Currently, the first 400 meters of a 2-lane road connecting the intersection of Brasov Street and Ghencea Boulevard to the Dedeman store have already been completed and are open to public traffic, with a functioning public bus line. Moreover, the developer will oversee the construction of comprehensive gas, sewage, water, electricity, and street lighting networks to support the project.

Furthermore, the Stellaris project includes investment in education infrastructure specifically tailored to the Stellaris community, with plans for a kindergarten and a school catering to children from grades I to VIII.

During the initial phase of the project, 129 apartments will be delivered within an 11-story block. This block will comprise 89 two-room units, 28 three-room units, and 12 four-room units. Additionally, the complex will feature 627 underground parking spaces for residents’ convenience. Moreover, Stellaris Residencias will offer over 1,800 square meters of commercial space, providing various commercial opportunities within the development.

Benefiting from an exceptional location and well-established transport, education, healthcare and recreational infrastructure, Stellaris Residencias is a thoughtfully designed complex that aims to enhance a dynamic and comfortable urban lifestyle. Situated near the Parc Drumul Taberei metro station, the project seamlessly integrates innovative architecture with high standards of accessibility, security, sustainability, and interior amenities. Each apartment within Stellaris Residencias will boast spacious terraces, underfloor heating, individual central heating systems, pre-installed air conditioning in the living room, and PVC exterior joinery, ensuring optimal comfort and convenience for residents.

The 2-bedroom apartments will feature a minimum usable area of 55.7 square meters, with launch prices starting from €86,700 + VAT. Similarly, the 3-bedroom apartments will offer a minimum total functional area of 78.4 square meters, with launch prices starting from €127,500 + VAT. Those interested in the 4-bedroom apartments will have a minimum total usable area of 107.85 square meters, with launch prices starting from €178,400 + VAT.

Stellaris Residencias is situated on a 13-hectare plot of land that was acquired by Hercesa Romania in 2006 in collaboration with the Bluehouse investment fund. As part of this development, approximately 3,700 square meters of land will be transferred to the capital’s city hall to construct road infrastructure in the surrounding area.
