Bucharest will have four new hotels, including Autograph by Marriott, in the Palace of Marmorosch on Doamnei Street

Four new hotels will be finalized this year in Bucharest following an investment of EUR 50 million by Cumulus, the full-service architecture office. The hotels’ construction meant two years of work by 5 senior partners and 15 architects in the company. The total number of new rooms available will be over 800.

The four hotels developed by Apex Alliance are Courtyard by Marriott (4 stars), the first hotel of the Courtyard by Marriott International brand, built in Bucharest, Moxy (3 stars) by Marriott, the first hotel of Moxy by Marriott International brand in Romania, dedicated to millennials, Autograph (5 stars) by Marriott, the first hotel of Autograph by Marriott International brand in Romania, built in a historical building – Palace of Marmorosch Blank & Co Bank and Hilton Garden Inn (4 stars), the first airport-hotel of an international brand in Romania, built in Otopeni.

The work on the projects started in 2017 and 2018 and is scheduled to end in the summer and autumn of 2019 and the beginning of 2020. In managing the relationship with the real-estate developers, Cumulus has coordinated both the details of the structure and installation specialties and the relationship with Marriott and Hilton hotel brands – concerning the approvals required for the conducted projects.

”The first hotel which we were contracted for was Courtyard by Marriott in 2017, then, after 1 year, the other three hotels came along, which brought us even a bigger challenge. When you have 3-4 architects on a team, assigned to the hotel projects, you can say that you are an office that builds hotels. The challenges followed us step by step – we have tried not to exceed the budget, to meet all the deadlines, to design the hotels and their spaces, even if we were conditioned by the location and the special characteristics of the brands. During this time we have worked together on other large projects as well, but we have managed to learn, grow together and bring them to an end”, said Ivona Amaritei, one of the eight Senior Partners at Cumulus, an architect specialized in hotel and office segments and one of the hotel project coordinators.

The hotels’ development was conducted with the BIM platform, Cumulus being among the first architecture offices that integrated this tool in its working methodology. This means the recreation of all the elements of the building in terms of all the specialties involved in the process – structure, installation, architecture – in a 3D soft, with dynamic elements on which the technical information can be recorded – materials, thickness of layers. The purpose is a better coordination during the project and a reduction of the on-site losses, saving up to 20 percent during a building’s execution.

Courtyard by Marriott 4*, on Blvd. Pompei, no. 2A, District 2

The project, with an estimated construction value of EUR 16 million, built on an area of about 2800 sqm, started in the autumn of 2017 and it is scheduled to greet its first guests in the summer of 2019. The hotel has 259 rooms, 2 ballrooms, summing up 300 sqm, and meeting rooms, conference rooms, adding up to 250 sqm, as well as other public spaces conforming to the Marriott standard. Courtyard brand is dedicated to the business area, addressing the busy people through a relaxing interior.

Moxy 3* by Marriott International, on Doamnei Street, no. 17-19, District 3

The hotel, with an estimated value of EUR 5 million, covers an area of about 4,450 sqm and consists of a functional conversion of the building from Doamnei 17-19 Street, from a ’60s office building into a brand hotel. Moxy has 119 rooms and it will be opened in 2019. This brand represents a new trend in the hotel industry through a courageous combination of design and relaxed service, it is an example of how the design can contribute to an audacious investment plan.

Autograph 5* by Marriott, former Palace of Marmorosch Blank & Co Bank, on Doamnei Street 2, 4-6

Autograph has 216 rooms, a ballroom, 1 conference room and 2 meeting rooms, restaurant and spa, built on an area of 16700 sqm. The intervention on the building is estimated at 20 million Euros and it has meant the demolition of the new building body from the National Bank of Romania. The project has started in January 2018 and in 2020 will be open for reservations. Some of the apartments will have rooms in the historical monument edifice and most of the public areas will be placed in the building’s protected spaces.

Hilton Garden Inn 4*, Local racing terminal, Aeroportului 11 Street, Otopeni

With 218 rooms and 5 conference halls, occupying an area of 14,000 sqm on the basement + ground floor + 4 floors, Hilton Garden Inn is the first airport-hotel of an international brand built in Romania and its construction meant an investment of 12 million Euros. The building process started in March 2018 and it will be finished in the summer of 2019. The hotel is near the departure terminal of Henri Coanda Airport. Discussion of whether the hotel will be connected to the terminal or not are in progress.
