Atria Urban Resort Installs 296 Solar Panels Further Reducing Energy Consumption in its 3rd Phase of Development

Atria Urban Resort, a low-rise, multi-family residential complex developed in the north-western area of the Capital by EVERGENT Investments, in partnership with Cityring Development, has installed 296 solar panels that will produce energy for heating domestic hot water, helping optimize utility costs for residents in Phase III. The proprietary solar panel system, along with heat recovery ventilation systems, high-quality materials and eco-friendly technologies, will align the new homes with the nZEB energy efficiency standard, bringing them closer to near-zero energy consumption.

 

The 296 solar panels installed in Phase III cover a total area of 730 square meters, have a production capacity of 446,500 kWh/year, and the energy produced will be used in the solar domestic hot water system. The panels are flat, with an absorptive surface made of selective aluminum fins, measuring 2.00m x 1.30m.

“Sustainability as a whole, reduced energy consumption, and enhanced resident comfort have been constant concerns for us from Atria’s pre-planning stage. That’s why we are implementing energy consumption reducing solutions using quality insulation systems, triple-glazed windows, dedicated heating systems, etc. whilst also keeping the average purchasing price within reach of the middle-market buyer. Almost 300 solar panels have been installed in Phase III; they will be extremely useful, diminishing a traditionally-produced energy consumption source. In our view, our three well-earned urban-regeneration awards are telling evidence of our efforts to contribute to the revitalization of Sector 1, as one enters Bucharest from Târgoviște.

All buildings in this phase of development are aligned with the nZEB energy efficiency standard and will approach near-zero energy consumption. In addition to the proprietary solarpanel system,each apartment is equipped with a central heating system, and heatrecovery ventilation equipment that further reduce additional energy consumption, as does the external wall insulation (15 cm forfacades and 25 cm for terraces). The exterior window joinery used is of a superior energy class, using triple-glazed windows with warm frames where improved thermal parameters provide even better insulation. The developer is implementing new technologies that are in line with global sustainability trends and the middle-market segment.

“At the moment, the project is already categorized in the A-Energy class. To give you an idea, depending on the apartment’s size, the maintenance costs for the common areas, including pools, parks, beautiful landscaping, hundreds of trees as high as the second floor, range from 150 to 400 lei per month, precisely because we are mindful of costs, including residents’ budgets. Reducing energy costs is a priority for us, both as developer and as citizens, guiding our decisions and business based on sought-after sustainability principles. Affordability is also a major concern for the Romanian homebuyer, and we are very mindful of keeping a balance between benefits, price, and beauty. Phase 3 qualifies as NZEB, and it is what we consider a normal evolution for Atria,” emphasized the developer’s representative.

Started in the fall of last year, Phase III of the Atria Urban Resort real estate project, overall, is 65% ready, while the outer shell of the buildings are 95% completed. Currently, work is well underway on both the interior and exterior installations, as well as interior and exterior design finishes. The 350 apartments will have a high rate of energy efficiency. Phase III is composed of 7 buildings – five structures with a height of GF+4 and two of GF+6 -, all stairwells are equipped with Schindler elevators. In this phase, studio apartments (37-45 sqm usable), 2-room apartments (52-61 sqm usable), 3-room apartments (67-83 sqm usable), and 4-room apartments (87-100 sqm usable) are available. Additionally, some apartments will have terraces up to 21 sqm and gardens of up to 55 sqm. The project maintains the same concept of previous phases: with distances of up to 100 meters between buildings, a varied land topography in the inner-courtyard park where playgrounds, lanes, and squares are discretely inserted into landscaped nooks, even a swimming pool and tree-lined, above-ground parking. When completed in the fall of 2024, Phase III will cover a total area of 22,800 sqm.

The lowdensity of the project is a unique component, and upholds the concept of this “Urban Resort”, in contrast to such an overcrowded city. In Phase III, the area allocated for the 350 constructed apartments is almost 2.3 hectares, providing conditions for a higher standard of living and ensures an advantageous evolution of the investment. This ratio of total space vs. built space will be maintained in Phase IV also, with the entire project totaling 9 hectares once fully completed.
