Fortim Trusted Advisors recruits Ștefan Oană, former Country Manager of Bluehouse, as Head of Capital Markets

Fortim Trusted Advisors is an alliance member of the BNP Paribas Real Estate, through which tens of billions of euros are invested annually at European level.

 

Ștefan Oană, the new Head of Capital Markets, has a Real Estate management experience of over 20 years, of which for 13 years he was Country Manager at Bluehouse, a private equity real estate investment and asset management firm.

Through his position, Ștefan Oană contributed to attracting financing, partnerships, developing and selling important projects such as Expo Business Park, Victoria Center and Olympia Tower office projects or selling to Impact the land on which they developed the Luxuria project. In his most recent deal as business advisor, he assisted residential developer Alesonor to secure a 21 million euros debt financing for Amber Forest project.

According to our strategy to provide as many services as possible to strategic partners, from the beginning of the year until now, our team has grown with three experienced consultants on the advisory market, for the retail and office segments, and we intend to continue the recruitments”, says Costin Nistor, Managing Director of Fortim Trusted Advisors, alliance member of the BNP Paribas Real Estate.

For the office building investment segment, BNP Paribas Real Estate is a leader among consultants in Western Europe. Last year, BNP Paribas Real Estate ranked first in the office buildings assisted sales in Western Europe (which includes Austria, Belgium, Denmark, Finland, Germany, France, Iceland, Ireland, Italy, and the UK), with a share of 20% of the total transactions. In France, BNP Paribas Real Estate has a market share of 29%, and in Germany of 28%, both countries ranking first among the top consultancy companies in the commercial property segment.

With 50 years of expertise in the real estate market, being present in 31 countries, most of them in Europe, BNP Paribas Real Estate holds a network of over 4,500 real estate professionals.

In 2020, the BNP Paribas Real Estate alliance brokered real estate investments with a total of 28.7 billion euro, mostly on the European territory.

At European level, considering all market segments (offices, retail, hotels, and industry), BNP Paribas Real Estate was the leader in 2020 and ranked in the top 3 profile companies in 2021.

On the residential segment, through BNP Paribas Real Estate, last year, houses with a total value of 756 million euros were sold in Europe, and has residential projects being developed with a total of over 3,000 apartments in France alone.

It is an vibrant moment of the real estate investment market, with many challenges, where a rigorous analysis is required on each project. There are fewer new projects on sale and more potential buyers, which is why investors’ attention has started to cover a broader area, turning to properties with value-add potential. At the same time, new developments face increased challenges, which require an increased level of expertise and extend the implementation period. We keep close connection with our alliance partners, and we work both with investors and developers who are looking for opportunities in Romania, but also in countries where our partners are active”, says Stefan Oana, Fortim Trusted Advisors, alliance member of BNP Paribas Real Estate.

In the first half of 2022, out of the 21 large real estate investment transactions recorded in Romania, only three targeted buildings delivered in less than three years. As a result of the increased demand for value-add investments, well-localized buildings, but requiring renovation and repositioning on the market, the company Fortim Trusted Advisors has developed its Project Management services, having seen a 150% increase, the most requested being the ESI authorization and re-authorization services for commercial buildings.

From January to this date, August 22, 2022, the volume of investments and financing in the real estate market exceeded 600 million euros, in Romania, creating the premises for exceeding the one billion euro, at the end of the year.
