Brisk Group’s Project & Cost Management Services Bring Efficiency And Clarity To Real Estate Development

Claudiu Bisnel, the managing partner of Brisk Group, tells Business Review that his company has provided property management services for more than 1 million square metres of built space and is currently working on complex developments internationally. How can a project manager help property developers and construction firms deliver projects on time considering the myriad of challenges the industry is currently facing?

Our role as project and cost management consultants is to bring efficiency, clarity, and definition to the project scope, to mitigate risks, identify opportunities, facilitate project decisions, and provide predictability by managing project cost, time, and quality. In the current circumstances, with rising inflation, the Ukraine conflict, pandemic effects, scarcity, and rising prices of materials and labour, our role is even more prominent. In the pre-construction stage of a project, we ensure that a clearly defined design solution is validated and that the solution is complete and has all the necessary details and deliverables so that the scope of the works is clear and complete. This will reduce uncertainty in the procurement process and ease the firming up of tender prices, minimising price risk allowance from contactors, thus facilitating more competitive price offers and also limiting changes and variations on the project, which could translate into additional cost and time added to the construction stage. Furthermore, we define an adequate procurement strategy for the project and we facilitate and deliver this strategy throughout the procurement process. Our role is to make sure that projects get delivered within the agreed budgets and timeframes and at the right quality levels. A very important aspect of project management is being able to set the trajectory from the very beginning.

To deliver our projects on time, Brisk Group Project Managers help property developers and construction clients, as well as the wider design and construction team, to plan and understand the critical path in a project and then supporting them to ensure it is delivered on time. Unique to the project manager is the ability to support both the client in timely decision making as well as managing the independencies between the wider team activities.

We contribute by proactively identifying and managing risks and opportunities, which is essential to develop a robust project budget and delivery schedule, taking account of resource availability and material delivery lead times. We act to define the project scope creating the road map for delivery of the project, minimizing uncertainty and creating predictability.

 

How does Brisk Group approach the field of sustainability in real estate and how does it translate into gains for property companies?

Sustainability is a very important topic to Brisk Group and a call for action in our industry in general. The construction industry unfortunately is responsible for circa 40% of the global carbon footprint. Having said that, we have seen that Brisk Group’s recent developments are heading in the right direction regarding sustainability.  We encourage our clients to  benefit from sustainable elements, starting from the design stages (how they are planned to be constructed and operated, materials, sourcing locally, construction methodology) following through to construction and actual operation.

Besides being sustainable, a development that provides a better quality of life to its inhabitants also has the benefit of lower operational costs, especially considering the energy crisis we are experiencing. The real estate market now has savvy investors looking for opportunities where a premium can be sought for sustainable developments and where lower operational energy requirements are a powerful downstream selling point for property companies.

Brisk Group has found that the unique characteristics of green construction require adjustments to traditional management practices to minimize risks and improve the chances of delivering the project within acceptable costs. Most of these adjustments reflect an increased need for cross-discipline coordination, construction techniques and building systems and subsystems early in the project life cycle. By focusing on these aspects Brisk Group has improved the quality of the materials used and reduced the environmental impact which has in turn translated into gains for our property clients.
