THE ROMANIAN PROJECT WHERE THE MAIN ATTRACTIONS WILL BE A PARK SPANNING ON MORE THAN 55,000 SQM

In Timişoara, the area around the largest shopping mall outside of Bucharest is changing from one month to the next, as construction works go forward in the Openville project. The first mixed-use project in the region is developed around the existing Iulius Mall, which will be connected with new and complimentary uses, such as office buildings, green spaces, event centers, and outdoor leisure options.

The transformation of the Iulius Mall area into the Openville Timişoara mixed-use project started in January 2017, upon the grand opening of the first office building of the total seven to be included in the project developed by IULIUS and Atterbury Europe. The area continued to evolve and Iulius Mall is now neighbored by two operating office buildings, while the third office building is scheduled for completion this year and the construction works for the fourth building started this April. In terms of road infrastructure, the first multilevel parking facility in Timişoara opened this spring following an investment upwards of € 12.6 million, and construction works were recently kick started for a new underground parking facility and a traffic underpass set to optimize vehicle traffic.

Restaurants and themed cafés, VIP cinema and new brands

The retail component of the Openville project is yet another key feature under development as of late last year. More than 47,000 sqm of additional spaces will be created; the new premises will be fitted out in an expansion wing of Iulius Mall Timişoara, at the ground floor of the office buildings and in the proximity of the upcoming park.

The novelty for the market resides in the proposed concept: leisure options designed for the entire family – both indoors and outdoors. More precisely, Openville Timişoara will be the venue where you can spend your day shopping, dine with friends, stroll with your family in the park, relax on the park lawn, or enjoy cultural events and many others. International brands will join the major retailers that already operate in Iulius Mall, and a part of these latter retailers will expand their operations. Moreover, the Cinema City operator will expand up to a total of 12 movie theaters and will introduce the citizens of Timişoara to the premiering concept of VIP cinema, i.e. dinner and a movie, on an ultra-all-inclusive basis.

Entrepreneurs in Timişoara also focused on food & beverage venues, such as restaurants, cafés and pastry shops, either under successful brand franchises or as original concepts. The common denominator? The themed fit out, distinctive interior design, and menus with a dash of novelty.

1,400 trees, carousel for children and a lake in the Openville Project

The Openville project will be a genuine urban center, having its diverse components joined together via pedestrian connection features and particularly via a park scheduled for fit-out this year, on top of the upcoming underground parking lot in the project.

The park will be the main anchor of the retail destination. Here, the lush vegetation, the event squares and entertainment options will be complete with the restaurants and themed cafés at the ground floor of the office buildings, all of them having panoramic views and terraces overlooking the green area.

The park will be one of the most spectacular green areas in Romania owing to its features: 1,400 trees, 20,000 shrubs, special turf that visitors can sit on, squares, promenades, carousel for children, and even a lake.

Openville Timişoara will be the primary business, retail and entertainment hub in the west of Romania. The first phase of development is scheduled for completion over the fourth quarter of this year and it will comprise: 47,000 sqm of additional retail premises, 50,000 sqm of office premises in operation and another 52,000 sqm under construction, a park, more than 1,500 new parking spaces, as well as a traffic underpass.
