New retail concepts and cosmopolitan experiences in the first mixed-use project located in western Romania

The wait of Timişoara’s inhabitants is short until the first mixed-use project becomes available in their city. Here, Iulius Mall – the regional leader in terms of shopping offer – is integrated in the Openville multifunctional development that extends both to local population and tourists a unique and cosmopolitan lifestyle and business venue. The project developed by the IULIUS and Atterbury Europe companies will be achieved in two stages, the first of such being under full speed construction.

Openville Timişoara will represent the main business, shopping and entertainment destination within western Romania. Upon completion of the two stages it will comprise seven class-A office buildings, 450 stores, the tallest office building in Romania, event centers, as well as a variety of restaurants and themed cafés, with a panoramic view overlooking the largest suspended park created from scratch in Romania.

Events center, more brands and VIP cinema

Openville will compliment to perfection the downtown area of Timişoara and offer multiple experiences: from cafés and restaurants having themed decor and menus, where one can spend a relaxing evening after office hours, to halls designed for private events, to all the brands that you may wish for, and to the park located in the heart of the development. Over 47,000 sqm of retail premises will be created during the first stage, comprised in an expansion of Iulius Mall and the ground floors of office buildings within the project.

Iulius Mall will benefit of a spectacular transformation, pursuant to which new stores, services and amenities are to be featured, and the total leasable area will reach 118,000 sqm. The shopping offer will be supplemented by international brands present for the first time in Timişoara, such as Zara Home, Oysho and Taco Bell, but also by stores having ampler spaces belonging to top retailers which are already present in the mall.

Watching a movie will convert into a unique experience, due to the Cinema City movie theater which will expand up to 12 auditoriums and will implement for the first time outside Bucharest the concept of VIP cinema: dinner and movie, in an ultra-all-inclusive system.

Three halls designed for private events and conferences will be fitted out as well in the Iulius Mall expansion, provided with modern fixtures and elegantly decorate. As a premiere in Timişoara, the first kindergarten and primary school operating per British system with classes taught exclusively in English will be opened here too.

Leisure venues that will bring together the local community

Openville is the first development in western Romania that combines a leisure park with a mall and office buildings. The integrated landscaping component is the most awaited and spectacular fitting out within the development, the central element that will connect all the other use destinations. This park will be accomplished over the underground parking pertaining to the project, currently under construction, and will comprise numerous items designed to attract and provide relaxation: 1,400 trees, special turf that visitors can sit on, squares for events, promenades, carousel for children, and a lake.

Within the mall, but with terraces towards the green area, or on the ground floor of the office buildings and having panoramic perspective on the park, the cafés and restaurants in Openville will represent one of the strengths of this project, especially due to their original concepts. These will be distinguished by the themed fit-outs, the remarkable interior design and distinctive menus. Taco Bell, Manufaktura, Tucano Coffee, C HOUSE CAFÈ MILANO or TED’S COFFEE are only a few of the food & beverage brands that will be present in Openville.

The project’s first phase of development will include: 47,000 sqm of retail premises, 50,000 sqm of office premises in operation (UBC 1, UBC 2, UBC 3 buildings) and another 52,000 sqm under construction (UBC 0 building), the park, a traffic underpass and approximately 4,070 parking places.

The project is an investment estimated upwards of € 220 million.
