ENEL ENERGIE COMPANY – PRESENT IN OPENVILLE TIMIŞOARA’S UBC 1 OFFICE BUILDING

As of this autumn, the United Business Center 1 (UBC 1) office building in the Openville mixed-use project accommodates the new Timişoara-based head office of Enel Energie Company. The largest electricity provider in Romania leased 430 sqm of premises in the office building completed in December 2017, near Iulius Mall Timişoara. UBC 1 comprises a leasable area of 13,000 sqm and is the second building delivered on the local Timişoara market by the IULIUS group and Atterbury Europe Company, the developers of the mixed-use project.

Enel Energie and Enel Energie Muntenia constitute the largest provider on the electricity market in Romania, according to the latest ANRE report (June 2018). This is also the largest electricity provider on the competitive market, recently reporting that it exceeded the 1 million household consumers’ threshold on this market.

The UBC 1 building spans on 12 floors, its semi-basement being designed for retail premises and services and will accommodate cafés and stores. The building also has direct access to Iulius Mall Timişoara and the multilevel parking facility with more than 910 parking places located nearby that opened this year.

The people working in the building save time owing to the direct access to numerous services within Iulius Mall: food court and restaurants for lunch breaks, fitness center, stores, multiplex cinema, kindergarten, medical practices, locations for relaxing and socializing, parking spaces. Moreover, the Partner Card program entitles employees to exclusive promotional discounts as high as 25% in more than 100 venues.

Openville is currently under construction and set to become the largest mixed-use project in the west of Romania and the main business, shopping and leisure destination here. The first phase of development of the project will include: 47,000 sqm of additional premises, 50,000 sqm of office premise in operation (UBC 1, UBC 2, and UBC 3) and another 52,000 sqm under construction (UBC 0), a park, a traffic underpass and approximately 4,07o parking places.

After the two office buildings completed in 2017, works are underway in Openville for two other buildings. UBC 3 has a leasable area of 19,000 sqm and is scheduled for completion this year. UBC 0 will comprise 52,000 sqm of office premises and is set to be the tallest office building in Romania (155 meters, 27 floors). The construction works started this April and is scheduled for completion in the last quarter of 2019. Concurrently, works are underway for the new retail spaces, a new underground parking lot and the traffic underpass that will streamline the traffic in the entire area.

The Openville mixed-use project is developed by IULIUS and Atterbury Europe, adding up to an estimated investment upwards of € 220 million.
