There are many types of homebuyers, and they are mostly split into categories based on the prices they are willing to pay. There aren’t many choices for low-budget buyers regarding comfort or location, but once you get past a budget of around EUR 80,000 you’ll have much more to choose from in Bucharest.
So, what should an EUR 80,000 budget buyer look for?
“Those with a purchase budget of over EUR 80,000 can be ranked in the middle-upper market segment, that is, people looking for dwellings with a larger area, good location and higher quality finishes. Thus, the location should be as close to its main points of interest as work, schools, parks or shopping centers. It can be semi-central, even central or in the northern area,” Bogdan Voica, Coldwell Banker CEO, told BR.
According to Voica, potential buyers in this segment need to be mindful of the overall quality of the assembly, from design to builder, the developer’s history or material suppliers. At a budget of up to 150,000 euros, a buyer should pay attention to compartmentalization, the size of each room and the materials used, which need to be efficient and sustainable.
All these must be a target for every buyer, but lower budgets can hardly hope to have such expectations in cheaper residential projects.
Budgets over EUR 150,000
“People who have purchase budgets of over EUR 150,000 first of all want the prestige of the site and the uniqueness of the property. These buyers are looking for an exclusive concept, a unique community and unique location. There are people who want large areas of at least 90 sqm, top finishes, usually two parking spaces and possibly related services,” Voica explains.
More than that, the Coldwell Banker CEO says if the budgets are in the hundreds of thousands of euros, we can also speak of people who want a certain architectural concept or a historical property with an easily quantifiable value.
