The Romanian university city with the biggest rent hike in the past year

The most significant annual increases of rents were recorded in Cluj Napoca, which exceeds Capital in terms of average rent levels. In Bucharest, on the other hand, price variations were significantly more moderate, rents of two- and three-room dwellings are similar to those in 2017. But all the prices align themselves to the closing of the university year.

In the university centers, demand in the apartment rental market has begun to increase even in the summer period, long enough before students start the new school year. In this context, an analysis by reveals that, in mid-2018, the average rents required for old (one-, two- and three-room) flats are in most cases visibly higher than in the same period of last year.


In the largest city of the country, the average amount requested for a studio has reached about EUR 240 per month in the summer of 2018, rising from a level of EUR 228 per month valid in 2017. Those interested can find, however, more affordable offers: a 40-square-meter villas studio can be rented, for example, with EUR 200 per month in the 13 September area.

A two-room apartment, on the other hand, now costs EUR 350 euros per month, on average – a significant increase over the same period last year, from EUR 321 per month. But, students can find more convenient offers: in the Drumul Taberei neighborhood, for example, a furnished and equipped apartment costs EUR 260 per month.

In the last 12 months, homeowners claimed for  tricameral apartments about the same level, namely EUR 400 per month (compared with EUR 404 per month last summer. In Rahova, the Petre Ispirescu area, a useful 70 square meter dwelling has a required asking price of EUR 300 per month.


In the capital of Transylvania, the average budget required for renting a studio reached EUR 250 per month this summer, which marks a considerable advance from the average of EUR 220 per month recorded in 2017.

In the Gheorgheni neighborhood, however, a 22 square meter studio apartment costs less, around EUR 200 per month.

Owners’ expectations also increased in the segment of two-room apartments, which reached a level of EUR 380-390 per month, compared to EUR 360 per month in June last year. In Manastur, a bicameral dwelling with an area of ​​50 square meters has an asking price EUR 300 per month.

A significant increase occurred in tricameral homes, which reached an average listing value of about EUR 470 per month in June this year, compared to EUR 445 per month 12 months ago. In the Grigorescu neighborhood, a 61 square meter furnished rental unit is available for hire at a price of EUR 380 per month.


In the capital of Banat, the amount needed to rent a studio reached EUR 185-190 per month in the summer of 2018, rising from EUR 171 per month 12 months ago. In the Studenţesc area, a one-storey dwelling with an area of ​​17 square meters is listed on the portal at a price of EUR 125 per month.

At present, a two-room dwelling unit can be rented, on average, EUR 300 per month in Timisoara, compared to EUR 278 per month last year. In the Sinaia area, however, an apartment in a villa of 50 square meters costs EUR 250 per month.

Tricameral homeowner claims are now around EUR 360 per month, compared to EUR 327 per month in 2017. In the Giroc area, however, a 70-square-meter dwelling is available for rent for a total of EUR 320 per month.


In the northwest of the country, the average rent demanded for one-domed housing reached EUR 200 per month – as it reached EUR 191 per month in the same period last year.

In Tatarasi area, a 22-square-meter studio can be rented with EUR 161 per month. In the first two months of this year, two-room apartments have cost EUR 280-300 per month in the capital of Moldova, compared to the level of EUR 269 per month valid last year.

However, in the Mircea cel Batran neighborhood, for example, a 55 square meter dwelling unit can be found with EUR 250 per month.

Those interested in renting a three-room apartment in Iasi should have an average budget of EUR 350 per month, rising from the EUR 319 per month required in 2017. In the Podu Ros area, however, a tricameral apartment, with an area of ​​70 square meters, has a required rent of RON 295 per month.
