AFI Europe Romania obtains EUR 22 mln loan from Bank Leumi for AFI Tech Park project

AFI Europe Romania has signed a financing agreement of EUR 22 million with Bank Leumi Romania for the development of phase 1 of AFI Tech Park, the newest business park the company is currently developing in Bucharest.

AFI Tech Park will have 56,000 sqm of Class A offices, and will target companies from the FMCG, Automotive, IT&C, BPO and shared services markets.

The first phase of the project will be delivered in Q2 2018, with 20,000 sqm GLA office space and a 2,000 sqm retail area, including tenants who have already signed such as World Class and 1 Minute.

AFI Tech Park will be built close to the city centre, in proximity to the JW Marriott Hotel and the Romanian Parliament. It will comprise of two office buildings with GF+8 floors and one 14-floor office tower, all surrounded by over 5,000 sqm of greenery. The project aims to be recognised as recognition of green building and has already obtained the LEED Platinum certification for its sustainable design, technology and construction materials.

The Park will provide a unique service – a 400 sqm conference hall that will be shared by the park’s tenants. Together with the retail facilities found close by (Vulcan Retail Park, Liberty Mall), the office project is bringing additional benefits such as AFI Club membership, offering discounts for lunch and other services, as well as the first car sharing service in Bucharest.

The total investment value for AFI Tech Park 1 is of over EUR 30 million.

David Hay, AFI Europe Romania CEO, says that the central location of the Park will give it a unique advantage sought after by multinational companies in Romania. Besides AFI Tech Park, the company is also developing a mall and offices in Brasov, and will soon start its first residential project in Bucharest, called AFI City.
