While companies are preoccupied with attracting and building the loyalty of their employees using recruitment strategies that focus on non-salary benefits, the office industry meets such companies halfway with projects that are increasingly resourceful in terms of facilities. One of the most interesting approaches to office spaces is taking shape in Timisoara, where the IULIUS Company is implementing the “work & shop & relax, all in one place” concept in the Openville mixed-use project.

How fast can I get to the office? Where can I take my lunch break? What services can I access in the vicinity of my job? How much time will I have for my family? These are only a few of the questions that employees everywhere are concerned with and that employers try to answer in a manner that is as appealing as possible. Therein lies the major advantage of having your head office in a mixed-use project that combines modern office premises with services and shopping and leisure opportunities, thus allowing for effective time management. It is precisely this type of mixed-use project that Openville Timisoara embodies.

Happy at work! Happy at home!

Openville will be a genuine “business district” owning to the seven class A office buildings to be erected under the United Business Center (UBC) brand in the downtown of Timişoara. The first UBC office building, spanning on 18,000 sqm, was opened in January and accommodates more than 1,500 employees. The second office building will be completed in the near future, while the works are well underway for the third office building.

The UBC office buildings are the only ones in Timișoara to be integrated in a mixed-use project, as well as the only ones on the local market to benefit from the proximity to dozens of services that are useful for the employees. All this owns to the fact that Iulius Mall Timisoara, the largest shopping mall outside the capital city of Romania, is an integral part of the project. In their immediate vicinity, the employees have access to hundreds of stores, a food court area, restaurants, fitness center, multiplex cinema – all these concentrated in a single location. Moreover, the project includes numerous services ranging from public institutions where citizens can apply for passports or pay their taxes, banking facilities, kindergartens and medical practices, all the way to beauty salons, dry cleaners, travel agencies, etc.

This proximity translates into saved time that the employees can spend with their families and friends.

Up to 25 percent promotional offers in the Iulius Mall stores for the employees working in the Openville Timisoara office buildings

In addition to the time saving facilities provided by establishing a head office in a mixed-use project, such a decision also entails financial benefits. The employees in UBC benefit from a dedicated loyalty program, namely the “Partner Card”, which provides them with discounts as high as 25 percent in over 100 operators in Iulius Mall. For lunch breaks, UBC employees benefit from discounts as high as 15 percent or business menus in restaurants and cafés. Promotional offers are also available in apparel, footwear and accessories’ stores, and they go as high as 25 percent.

In addition to all these, the employees will also have access to an array of other facilities, as the Openville project is set to include a 55,000 sqm park, outdoor cafés and restaurants, event halls, 4,050 parking spaces, and many others.

Over the upcoming period, the second office building will be completed and delivered in Openville Timişoara spanning on 13,000 sqm, while another 18,000 sqm are pending construction in the third UBC building.
