The first Manufaktura bistro-café outside the capital to open in Openville Timisoara

Upon  completion of  the first phase of the Openville  mixed-use  development  in  the  fourth quarter of this year, the citizens of Timișoara will be able to enjoy new concepts of shopping and  entertainment  launched  for the  first  time in  the region. Developed  in  the vicinity of Iulius Mall Timisoara,  Openville will offer –  in addition to more than 100 new stores – a new concept  of  cinema  and a variety of leisure destinations, numerous themed restaurants and cafés, with a panoramic view of the largest suspended park in Romania.

The destinations to open this autumn include  Manufaktura, a venue based on a mixed-use concept  and  combining  coffee  shop,  bistro  and  restaurant  functions.  Manufaktura will occupy  an  area  spanning  on  approximately  210  sqm  at  the  ground  floor  of  the  United Business  Center  1  office  building, opened  in  December  2017.  The  location  will  open  in September  and  it  will  be the first outside Bucharest and the fourth  one  in  the  brand’s portfolio.

Manufaktura  promises a unique  experience, a  venue  where clients  can  relish  beverages using  the  freshest  “single  origin”  coffee, a  menu  inspired  by  international  cuisine,  good music and a  friendly and relaxing ambiance. The new location will feature a particular style of décor, based on  elements of design inspired  by coffee beans, combined with materials that enhance the interior light, warmth and comfort, such as wood, brick and steel.

 

 

 

 

 

 

 

 

 

 

 

 

The  brand’s  offer  will  include  five  different  types  of  “single  origin”  coffee  of  the  highest quality, fresh throughout the entire preparation process – from roasting and storage all the way  through  grinding.  Customers will  be able to  enjoy  beverages made  following  classic espresso methods, as well as alternative methods such as  Brew V60, Siphon, Aeropress  and Chemex. Those who want to enjoy the coffee aroma at home or at the office can also have these beverages  to go or can purchase coffee beans or ground coffee packed in customized packaging.

Manufaktura  is  not  just  a  coffee  shop,  it  is  a  mixed  destination  where  people  can  eat breakfast, lunch or dinner while enjoying live music  performances.  Manufaktura  proposes a menu inspired by international cuisine, which includes options ranging from French pastry delicacies and refined entrées all the way to pasta, salads and rich foods. Manufaktura  is  present  in  Romania  with  three  locations  in  Bucharest, and  its  fourth  will open this autumn in Timisoara.

 

 

About Openville Timisoara

The Openville development will be the primary shopping and leisure attraction in the region.

The works for the retail component were started in  December 2017 and entail an additional 47,000 sqm area,  which includes the expansion of Iulius Mall Timisoara and the fitting out of additional  retail  premises at  the ground  floor of  the  office  buildings  and  in  the  park  area.

Upon completion of the first phase of development, the  retail component will add up to a total leasable area of 118,000 sqm.

The first phase of development  of the largest mixed-use project in the west of Romania  is due for completion in the fourth quarter of this year and will include: an additional retail area of  47,000 sqm,  100,000 sqm of  class A office spaces, a  park, a traffic underpass and more  than 1,500 new parking spaces.

To  this  date,  the  Openville  project  includes  31,000  sqm  of  completed office  spaces  (in  the UBC  1  and  UBC  2  buildings),  and  another  19,000  sqm  pending  construction  and  to  be delivered  this  year  (in  the  UBC  3  building).  The  construction  works  for  the  fourth  office building  (50,000  sqm,  UBC  0),  as  well  as  for  an  underground  parking  lot  and  the  traffic underpass are due to commence over the upcoming period.

The Openville project is developed by the IULIUS and Atterbury Europe companies, adding up to an estimated investment upwards of EUR 220 million.
