“The hybrid working scenario, in various shapes, has influenced the office demand in all markets. It is a test, a trial-and-error approach, which shall need proof of time before being validated. Recent surveys show the negative impact on employees’ and companies’ productivity and performance. Nevertheless, there shall be a request for office buildings, and as experienced in past challenging periods, prime-located, high-quality office projects will be required,” says Antoniu Panait, managing director at Vastint Romania.

“Office buildings evolve, just as companies do. During periods of economic growth, many companies tend to hire on a conveyor belt, taking more office space than they need. Now things are settling down. We have extended contracts with most clients in our portfolio. Some have downsized, but continue to operate very well, and the spaces they vacated were immediately rented out. It takes longer because there are tenants who are hesitant, who don’t know what to do,” said Antoniu Panait.

Furthermore, Panait is expected to share Vastint Romania’s experiences and strategies in implementing ESG principles across their projects, showcasing how sustainable practices can be integrated into the fabric of modern office spaces. This includes creating environments that support the physical and mental health of employees, are environmentally responsible, and economically viable for businesses looking to rent office space.

In view of the existing demand for offices and the strong interest in new ESG-compliant buildings, Vastint continues to plan future developments with a clear aim of delivering the same type of high-quality products it has put on the market so far, that all meet today’s environmental and sustainability expectations. We are getting very close to the moment when all companies will have to acknowledge the need to choose their next office spaces wisely, based on their quality and sustainability levels, since all companies will be audited for ESG standards in the near future. Vastint builds to deliver maximum sustainability across all its projects, and every decision we make is centred around ESG requirements.  No more than 10 years ago, the decision to relocate or choose an office was made strictly by management based on where they lived or how close it was to the airport. Today, HR departments have a much more significant input, conducting internal surveys to understand where employees live and what they need around the office building, including public transportation,” adds Panait.
