Real estate extremes: from EUR 9,500 to EUR 1.3 mln for a home in Bucharest

According to a recent study by, real estate prices can stretch within a rather large range, depending on the level of comfort, the city or even the area.

In Bucharest, the smallest studio (15 sqm) available on the market has an asking price of EUR 9,500, while a studio covering 67 sqm in the central area of the city can reach up to EUR 145,000.

A one bedroom apartment can go between EUR 21,000 (35 sqm) and EUR 350,000 (70 sqm with a 40 sqm terrace), while a smal two bedroom apartment reaches EUR 26,500 (34 sqm).

At the opposite pole, a penthouse in Bucharest can reach a price of EUR 1.3 million, at 251 sqm.

In the largest cities across Romania the gaps are smaller than in the capital, especially due to lower upper values, with Brasov ranking lowest (EUR 12,500 up to EUR 59,000 for a studio) and Cluj-Napoca reaching highest (EUR 15,000 up to EUR 112,000). Timisoara comes second, with ranges between EUR 10,700 and EUR 65,000, followed by Iasi (EUR 12,400 up to EUR 62,300) and Constanta (EUR 12,500 up to EUR 91,000).

When looking at the upper limit, one bedroom apartments are cheapest in Iasi (EUR 23,000 up to EUR 100,000), followed by Cluj-Napoca (EUR 15,000 up to EUR 112,000), Timisoara (EUR 19,000 up to EUR 130,000) and Constanta (EUR 12,500 up to EUR 135,000). The highest prices can be found in Brasov this time, ranging between EUR 24,500 and EUR 219,000.

Two bedroom apartments can cost between EUR 80,000 and EUR 210,000 in Timisoara, EUR 30,000 and EUR 299,000 in Iasi, EUR 33,000 and EUR 300,000 in Constanta, EUR 34,500 and EUR 318,000 in Brasov and EUR 43,000 up to EUR 475,000 in Cluj-Napoca.
