City logistics projects are a niche concept that responds to the challenges faced by logistics companies: interruptions in the supply chain process due to location shortcomings, and efficiency of distribution in the city area. One of the advantages of these last mile projects is the significant costs optimization in the last leg of the supply chain – the delivery to the end users. Strategically located in the proximity of the cities, these projects facilitate efficient in-city distribution as on-line delivery grows exponentially. Through its projects, Global Vision seeks to follow several guidelines to assist tenants in optimizing their operations in a bid to remain competitive.

Mures City Logistics, the first A class logistics park in Targu Mures, is the first project from a series of city logistics parks to be developed by Global Vision in locations such as Chitila, Otopeni, Iasi, Cluj-Napoca, Craiova. The company’s development pipeline for the next period includes Chitila City Logistics, Otopeni City Logistics, Iasi City Logistics and Oradea City Logistics.

Mures City Logistics is a modern state-of-the art warehousing option for customers active in logistics and light industrial sectors, with possibility to develop up to 16,500 square meters of warehouse space and technical areas in a single roof unit. Furthermore, it is a market growth milestone for the entire region, being the first A class project developed in the Targu Mures area. The park is located in a strategic area, right on the outskirts of the city, providing exceptional connection to the major national and international transport corridors. Due to the nearby access to the A3 and the existing road infrastructure, the location provides ideal connection options with the west and center of Romania, alongside Bucharest.

Proximity to the city ensures access to human resources and to public transportation (nearby railway and bus stations). Providing office and administration areas internally located is another essential feature not only for Mures City Logistics, but also for the entire series of city logistics parks.

Flexibility, adaptability, and sustainability

The large single roof unit Mures City Logistics can accommodate a single tenant or a mixture of users in separated sealed compartments of minimum 1,500 square meters. Each benefit from necessary commodities such as dedicated car and truck parking, equal loading bays ration, metered utilities consumption and secured premises. Specific to these projects are mixed functions which are dedicated to various industries such as: logistics, warehousing and in-city distribution for general goods, electronics, sports, fashion, furniture, light production – assembly, or pharma, pet foods, drugs due to temperature and humidity-controlled environment.

In terms of sustainability, the projects developed by Global Vision feature roof mounted solar panels, dedicated areas for electrical vehicle charging, smart metering systems, LED lighting with light sensors and motion detection. Furthermore, the projects include high quality roof and façade insulation, water consumption control and monitoring/water saving sanitation products, rainwater collection system and targeted BREEAM certification Excellent. Global Vision has acquired plots of land which provide a development potential of over 150,000 square meters. For 2022, Global Vision estimates the delivery of over 100,000 square meters of industrial and logistics spaces, in Bucharest and across the country, in strategic locations, well-connected by road and rail, as well as by air and sea.
