Cristina-Maura Toros, Leasing Manager at CBRE Romania, joins re:FOCUS on eCommerce, Retail & Logistics 2023 as a speaker in the second panel of the day, dedicated to the Retail, Logistics, and Industrial sectors. Cristina-Maura Toros is a Senior Consultant in Retail Advisory & Transaction, having been a Senior Consultant & Leasing Manager for CBRE Romania since January 2019.

“We have entered a very intense and exciting year, with a number of key trends emerging: Firstly, the development of smaller towns and cities, which goes hand in hand with the development of retail parks, a product highly valued by investors and developers.
Secondly, the downsizing of hypermarkets which aims to become more efficient on occupied space, an opportunity also for shopping center owners, especially shopping malls: there is almost no vacant space, so this downsizing can generate additional GLA for new tenants.

ESG is becoming a constant topic in retail boardrooms and a distinct theme in refurbishment projects, not only because of the interest in reducing consumption and acting operationally sustainable but also to meet consumer expectations that are increasingly selective of brands acting ESG and therefore brands look for a property’s ESG credentials when deciding to expand. And last but not least, an analytics-driven strategic expansion gets a front seat, helping developers and investors make the right decision in the current context by providing data, benchmarks, and comparisons. Retailers, in their struggle to find space in shopping centers, also need to base a rapid decision for stakeholders on data and analytics.” Cristina-Maura Toros told BR prior to the conference.

Recently, Cristina-Maura Toros has conducted the market analysis, scouting, feasibility study and selection process for important projects for CBRE, securing for The 11 Entertainment Group, the owner of Cyberjump concept, their very first location in Romania.

“Having the exclusive mandates for 7 countries in Central & Eastern Europe enables us to concentrate on profitable expansion of Cyberjump exciting concept throughout entire region, and it is an inherent strategic decision of our client premised on the received added value. In Romania, we’re set to jump on the next concept destinations in Bucharest, Cluj-Napoca, Timisoara, Iasi, Constanta, Brasov, as we all know by heart how big is the lack of urban active recreation concepts and how eager are Romanian for quality time”, explained Cristina-Maura Toros on the occasion.

Also, Cristina-Maura Toros was part of the CBRE team which worked with the Zacaria Group, the largest developer of logistics spaces in Sibiu, in opening a new retail park in Cisnădie, Sibiu.

“We are always open to support bold developers who enter regional markets and expand their business outside Bucharest or other major cities, adding value to their adopted region and its community. Thanks to an excellent collaboration with Zacaria, the CBRE Romania team has already initiated the leasing process for one of the most important retail parks in the center of the country, using its high-level leasing expertise to attract the right retailers for this type of regional shopping center. As major brands move into the center, Zacaria Retail Park Cisnădie will become a one-stop-shop destination center, meeting the needs of customers, and becoming one of the significant investments in Sibiu County.” Said CBRE Romania’s Leasing Manager.
