Seaside property rents on downward trend this summer says Imopedia.ro

Renting a studio or an apartment in local seaside resorts and cities is on average EUR 5 to EUR 35 cheaper this summer than last year, according to a Imopedia.ro report. It can be a cheaper solution than hotel accommodation and is often preferred by tourists interested in longer stays.

“This year too, tourists who go to the seaside consider renting private properties, preferring studios and apartments in easy accessible areas. I would like to stress we are talking about regular rents and not apart-hotels,” said Razvan Muntean, general manager of Imopedia.ro. In order to benefit from the best price offers, one must pay the rent in advance for at least three months. “Later, several families or friends can stay in that apartment by turns and share the rent,” he explained.

For two-bedroom apartments, the monthly rent has dropped on average in Constanta to EUR 325 compared to EUR 350 in 2011. In Mangalia the average rent for the same apartment is EUR 215 down from EUR 250 last year. In Neptun the average decrease is EUR 20 – from EUR 375 in 2011 to EUR 350 this year.

The rents for studios have been on a downward trend for several years, dropping in Constanta from EUR 200 in 2009 to EUR 165 last year and EUR 160 this summer, according to the same source.

For one-bedroom apartments significant decreases have been reported only in Constanta where the rent is EUR 215/month in (EUR 235 in 2011) and in Eforie Sud – EUR 145  (EUR 135 in 2011).

Mamaia not only remains the most expensive resort but is also defies the general downward trend. The average rent for studios is EUR 255/month this summer, up from EUR 245 last year. For a two-bedroom apartment the rent is EUR 455 per month in full season. With the same money one can rent a similar apartment for two months or more in Mangalia (EUR 215), Eforie Nord (EUR 165) or Costinesti (EUR 160). A one-bedroom apartment in Mamaia is EUR 310 while in Neptun is EUR 235 and EUR 215 in Constanta.
