Dageco Expoziției Estate is among the first office buildings in Bucharest that will produce renewable energy and will have recharging stations for electric cars powered by energy from the sun.

The total investment in the 260 photovoltaic panels, the equipment complementary to the operation and two charging stations for electric and hybrid cars is 500,000 lei (without VAT), the financing being provided through the Electric-Up program.

The Dageco Exhibition Estate project has a total area of 25,000 sqm, with four mixed-use buildings and a generous parking lot of 500 seats, outside and underground. The main building accommodates modern offices with a total area of 11,000 sqm and commercial spaces on the ground floor.

“The ESG (Environmental, Social and Governance) movement will radically change the office market over the next three to five years. Reducing electricity costs and creating mobility facilities are the first criteria to be considered, against the background of the energy crisis and inflation. Office building owners and developers who will be more aware of this, will be the most competitive. It is a good time for owners of existing buildings to differentiate themselves from the competition through green energy production facilities, given that deliveries of new buildings are declining. Also, the location will play an important role, the tenants being interested in vibrant, verdant areas with easy access and short distances between home and office, but also to relaxation facilities, food, or leisure.

In this context, the Exhibition area is distinguished by the fact that it has the largest park in Bucharest nearby and meets several development criteria, including a complementary metro line and residential complexes that will add over 6,800 new apartments”, says Nicolae Ciobanu Managing Partner- Head of Advisory at Fortim Trusted Advisors, member of the BNP Paribas Real Estate Alliance,  the company that has an exclusive mandate for the lease of this project.

What is the Electric-Up project whose beneficiary is Dageco Estate Exhibition

The green energy production system is composed of 260 photovoltaic panels, which will produce 100.1 kWp and 5 inverters, which total 97.5 kW.

The storage system chosen consists of a battery bank that will have a storage capacity of about 11 kWh. Now, the Dageco Exhibition Estate building has a charging station for electric and hybrid cars, and following the implementation of the Electric-Up project it will reach three stations.

The operational kindergarten within the Dageco Exhibition Estate complex is an important facility for parents working in the office. They can benefit from easy and quick access to childcare without having to travel to other areas of the city. This brings added comfort and flexibility in the organization of time and daily activities.

In addition to the kindergarten, the complex also enjoys the proximity of three higher education units, which can be especially useful for young employees who want to continue their studies. In addition, having two private schools can be an alternative for parents who want a more individualised education for their children.

All these facilities around the Dageco Exhibition Estate business park contribute to the creation of a dynamic and connected community, where employees and their families can benefit from a wide range of services and facilities.

In addition, Dageco Exhibition Estate offers a variety of additional services to improve the user experience. The building has an intelligent air conditioning and lighting system, which ensures a comfortable and energy-efficient environment. There is also a fitness room and a green terrace, where users can spend their free time or organize events.

Another important advantage of the location of the business park is its excellent accessibility, thanks to its positioning in the immediate vicinity of the Romexpo Exhibition Center and Henri Coanda International Airport. It is also easily accessible from the city center and the most important commercial areas in the north of Bucharest.

“The Electric-Up-funded project of the Dageco Expoziției Estate building is an example of sustainable and innovative development in the real estate sector in Bucharest. It offers not only economic, but also social and environmental benefits by using green energy and improving user. If we consider the new development plans for the new M6 metro line, we can say that the Dageco building will have a privileged location, being located at a very short distance from one of the metro stations on the route, namely the Exhibition Station”, evaluates Nicolae Ciobanu Managing Partner- Head of Advisory at Fortim Trusted Advisors.

Among the occupants of the spaces in the Dageco Estate Exhibition business park are the Citroen and Suzuki dealerships, Cafe Le Mans.
