Prices for student studio apartments in Bucharest this fall – between EUR 230 and EUR 310 in the most popular areas

September is the most intense month on Bucharest’s rental market, given the large number of students coming in from across the country for the new academic year. Considering the limited stock of university dormitories – both public and private, the bulk of demand is heading to studios in strategically located areas catering to the needs of tenants.

According to the National Institute of Statistics (INS) data from 2017, in the Bucharest-Ilfov region there were 33 universities with 127,500 students.

The Bucharest Real Estate Salon, which takes place between September 7-9 at the Palace of Parliament, is the only trade fair that brings together both the new real estate offer and the old real estate market, including rentals. The ranking is based on the information received from the 50 exhibiting agencies.

1 DRISTOR AREA, STUDIO LEASE BETWEEN EUR 230 AND EUR 240

Although not in the immediate vicinity of any university campus, the Dristor area is the first to be ranked as a result of a rent-to-benefit level such as the presence of two different subway stations (M1 and M3) in the area linking the neighborhood to all major points of interest in Bucharest and proximity to two shopping centers with many leisure options (ParkLake and Bucharest Mall).

2 GROZAVESTI-POLITEHNICA AREA, STUDIO BETWEEN EUR 250-290

It is the traditional area of ​​the students in Bucharest, where the two public campuses – the Regie Student Campus and the Leu Students Campus – are located. The Polytechnic University, the Faculty of Electronics and Telecommunications, the Faculty of Psychology and the Faculty of Journalism, the main benefits being the presence of two metro stations – Grozăveşti and Politehnica, the proximity to North Railway Station, the AFI Palace shopping center and two parks – Grozaveşti Park and the Botanical Garden.

3 ULTRA-CENTRAL AREA, UNIVERSITATE-ROMANA, STUDIO RENT COSTS BETWEEN EUR 290-310

It is the area that brings together the largest university centers: the University of Bucharest with the 13 faculties and many specializations (Letters, Law, Philosophy, History, Biology, Chemistry, Mathematics, Physics, Geography, etc.), National School of Political and Administrative Studies and Academy of Economic Studies. The proximity to the Old Town, the entertainment center in the capital with numerous cafes, restaurants and clubs, and the Cismigiu Park as well as the well-developed public transport network – three underground stations and many bus and trolleybuses – are the main benefits.

4 TIMPURI NOI, STUDIOS BETWEEN EUR 280-300

There is a private university cluster in the area – Dimitrie Cantemir University, Nicolae Titulescu and Titu Maiorescu, the demand coming from students with monthly budgets above the average. The proximity to the Youth Park and the Old Center, as well as the recent investments in commercial projects, give the area an aura of exclusivity, which is why the prices are higher.

5 EROILOR – STIRBEY VODA, STUDIO LEASE EUR 255-280

An extension of the ultra-central area, here is the University of Medicine and Pharmacy with four specializations (Medicine, Dental Medicine, Pharmacy and Midwives & Medical Assistance) and the National Defense University. The presence of the metro station, proximity to parks (Eroilor, Opera and Cismigiu), as well as to the ultra-central area are the main benefits of this area.
