Colliers manages more than half a million square meters of office and industrial spaces, after 10 years of Property Management activity

The Property Management Division of Colliers International manages a portfolio of over half a million square meters of office and industrial spaces in the Capital and in the country after 10 years since it was founded. During the same period, the team provided consulting services related to property management activities for another 700,000 square meters.

 

With a total portfolio of 530,000 square meters of offices and industrial spaces currently managed, in 26 projects owned by 14 landlords and hosting over 350 tenants, Colliers International is among the top real estate consulting companies offering such services in the local market.

Colliers’ Property Management Department consists of 23 specialists and has a multidisciplinary approach to each project, covering through its services a wide array of activities, from caring for technically and operationally managed buildings (Operational Management of the Building) or caring for the tenants’ needs and requests (Tenant Management) to financial services (billing, payments, income and costs, reconciliations) or reporting to the landlord, ensuring that all tenants comply with the contractual obligations they have assumed.

Also in the case of newly constructed buildings, the Property Management division of Colliers International takes over the building from the general contractor and prepares it for day-to-day operation once the construction is completed. Through these services, Colliers International provides annual management of Service Charge budgets of over 18 million euros and generates economies of scale for companies that have chosen to outsource property management.

“Contracting Property Management services emphasizes the professional approach that developers and owners of office and industrial space have in relation to their tenants. We started this business from scratch 10 years ago and although the services offered are largely the same, the way we operate for our customers is very different today, given the team’s know-how, the knowledge and experiences gained in these 10 years, the procedures developed, the implementation of best practices, both locally and regionally, and our IT systems. We have invested a lot of time and resources in the professional and personal development of the team, as well as in our software programs”, explains Ștefania Baldovinescu, Senior Partner and Head of Real Estate Management Services & Land Agency at Colliers International.

Over time, Colliers International has strengthened its Property Management department, which now generates an average of 15% – 20% of the company’s turnover. Two of the clients with whom Colliers started this activity in 2011 – Allianz-Țiriac and Olympian Parks – are still in the portfolio of the real estate consulting company, along with other projects such as those of Equilibrium offices, Business Garden Bucharest, The Office in Cluj- Napoca, The Bridge, Hermes Business Campus, Ștefan cel Mare Building, Art Business Center, AdamAmerica office portfolio, Smartown Group’s office portfolio, Allianz Office Building Brașov, Asirom Timișoara as well as Olympian Park Brașov and Timișoara, Arad Business Park and ELI Park.

„Our Property Management team managed to improve the property and facility management services in Romania. In the last ten years, it has regrouped as needed, innovated, optimized, anticipated and implemented. In the context of the Covid-19 epidemic, the team was very close to our tenants to better understand the needs and changes they are going through in these difficult times and proactively made various proposals for landlords to adapt to the new context. And together with owners and with our Facility Management suppliers, the team sought the best solutions and optimizations for the projects we deal with, to maintain the quality of services, but at the same time to be flexible and agile in the new business conditions”, says Laurențiu Lazăr, Managing Partner at Colliers International Romania.

Currently, the Property Management division of Colliers International manages a portfolio of 345,000 square meters of industrial and office rental space only in Bucharest and another 187,000 square meters in the country. Of the total portfolio currently managed, 390,000 leasable square meters are in office projects and 140,000 leasable square meters in industrial projects. During the 10 years of activity in the Property Management segment, Colliers also worked, either in consulting contracts in this area, or in daily management contracts, on another 760,000 square meters.
