The real estate developer Forty Management has completed, for the first time, the showroom for the presentation of the Central District 4 Elements Titan mixt project, which includes a studio and a two-room apartment, fully furnished and equipped, which can be replicated in the homes of the future owners of the dwellings.

Central District 4 Elements is, at the moment, at zero level and is located on Fizicienilor street number 7, well positioned for quick access in all areas of the city, but far enough away to provide the peace of a neighborhood.

“We sold over 80% of the apartments in the project, which means an extraordinary success of this project, and its completion is scheduled for next year. As for the showrooms, we worked very closely with our RB + P architect partners to create the perfect atmosphere in the apartments, but at an unbeatable cost of interior design. So we built two apartments on a 1: 1 scale (a studio where the development costs EUR 4,700 plus VAT and a two-room apartment at EUR 5,600 plus VAT), in order to turn this proposal into a reality, but especially for the future. customers to have the opportunity to test the technical solutions, finishes and proportions of the real space, before deciding whether they want to be part of the Central District community ”, says Lucian Azoitei, CEO Forty Management.

The entire concept of interior design in the studio and the two-room apartment in Central District 4 Elements is offered to the buyers of the 196 apartments of the project, perfectly adapted to the space, at prices below those practiced on the interior design market, according to the concept #AffordableLuxury.

There is also an interior design solution for three-room apartments, which cost EUR 6,400 plus VAT.

“Realized minimalist, fresh and modern, the studio and the two-room apartment attract, in particular, young people, and the three-room apartment, more eclectic and rich in decorative elements, is intended mainly for families. Basically, the future residents of the Central District 4 Elements project need only a TV, and bed sheets in order to be able to live in the project apartments, everything being integrated architecturally and functionally from the project stage ”, says Cristina Postu, interior architect of the concepts planning.

Buyer advantage

Central District 4 Elements is built according to the concepts of Forty Management, affordable luxury and smart development, which means high value of the apartments and a very good price-quality ratio.

“Central District 4 Elemente is a project that offers many facilities to the inhabitants: the first project in Romania with a running track on the block; a private park with alleys, benches, artesian fountains, a playground, gardeners with large flowers and trees, covering 2,800 square meters; a social area of 300 square meters, with outdoor cinema, 60 seats at tables, sound system, professional barbecue, professional pizza oven, draft beer bar, and a certified “Green Building” assembly for low costs. maintenance ”, continues Lucian Azoitei, CEO Forty Management.

Moreover, the sales prices in Central District 4 Elements, of EUR 1,250 per sqm are lower than the average of EUR 1,426 per sqm practiced on the market of new apartments in Bucharest, according to Imobiliare.ro, and provide from the beginning an advantage of about 15 percent to buyers.

As long as the prices of the apartments remain stable, the purchase of an apartment in the project can ensure higher incomes by 20 percent for the investors for resale, and in the case of renting, returns of over 7 percent per year, in euro, with two percentage points above the average of 5 percent of Bucharest.
