With an increasing dynamic in its activity on the local scene, CBRE Romania focused on bringing to the market unique, value-adding and differentiating services last year.

Last year was a prolific one for all CBRE Romania business lines, marked by a lot of challenges both internally and externally, from business integrations, personnel changes, additions and promotions and new services added to its portfolio.
2018 also brought closer regional collaboration, both inside the organization and outside of it, commencing with Luiza Moraru’s taking over as head of property management department for the CEE region, covering several countries – Austria, Poland, Romania, Czech Republic, Slovakia and Hungary – and SEE.
CBRE Romania also maintained its market leader position in the year gone and for three years in a row has surpassed EUR 10 million in turnover, while its property management is the perfect proof of the company’s work and effort. “We achieved a new record of nearly 700,000 sqm managed, almost double last year’s numbers and significantly larger than any other competitor in the market, making CBRE the Romanian absolute market leader in this market segment. Moreover, our regional portfolio also grew substantially to nearly 6 million sqm managed, a number unrivalled in the region, which we believe is a sign of confidence and recognition of our service,” says Moraru, MRICS, head of property management services CEE, at CBRE, retail and asset services.
The shopping centers the company manages have been visited by 57 million people. “Last year was a year of bringing to the market unique, value-adding and differentiating services: hospitality and customer experience for retail, community management for office and specialty leasing. 2018 can be measured in numbers: Property Management Romania outgrew itself by 100 percent, we have won full mandates for several clients, including the Immofinanz office buildings of over 220,000 sqm and Campus 6 of CA IMMO, while the dedicated team exceeded the 100 mark,” adds Moraru.Elsewhere, CBRE Advisory and Transaction Services Romania provided consultancy services to 40 tenants from all business segments in 2018, identifying the best solutions and creating the opportunity for these businesses to grow. “In 2018, CBRE Advisory and Transaction Services represented 24 percent of the total market share in Bucharest, making CBRE Romania market leader in this segment. Also, CBRE Romania has been the national leading retail agent for no less than three consecutive years with a total of 80,000 sqm leased through 308 closed deals by the CBRE dedicated team,” says Moraru.
According to her, CBRE Romania invests in technology across all its business lines and uses all its international know-how to develop the right tools for each type of building or topic. “An entire spectrum of new CBRE tools are to be implemented in the properties that we manage in Romania and all the CEE countries, ranging from shopping center apps, catchment area real-time analytics, performance analytics, building inspections, utilities and cost management, community management, and portfolio management,” adds the representative of CBRE Romania. Last but not least, CBRE Romania is the first Romanian real estate consultant to have implemented and used the Design and Build service, which happened in 2018, for example. “The way we intertwine our capabilities into our integrated ‘end-to-end’ platform of complete services completely changes the Romanian real estate business archetype and this is one of the biggest goals that I’m driven by in 2019,” concludes Moraru.
